April 11, 1996
PRESENT: Fred Yeatts, Francile Sullivan, Allen Sweeney, Ben Weatherall

1. Chairperson Fred Yeatts Called the Meeting to Order.
2. Conduct Public Hearing to Consider a Variance Request on property located at 612
N. 3rd, legal description being Lot 2, Block 45, Original Town.
Chairperson Yeatts declared Public Hearing opened.
Richard Testa, who was requesting the variance for the Lady of Fatima church
provided the board with plans on the expansion to their existing church building.
There were issues discussed concerning easements and the setback variances. Mr.
Weatherall indicated that the church actually needed setback variances on both
pieces of property.
Mr. Weatherall did express concern as to whether property owners had been
officially notified if it involved the second lot.
City Secretary Rosalie Chavez indicated that when Mr. Testa requested the variance
it was impled he needed the variance on Lot 2. There could have been some
misunderstanding concerning the request, however, the church does own the
property, which is the entire Block.
Discussion continued.
Chairperson Yeatts declared Public Hearing closed.
3. Consider and Possible Action Regarding a Variance Request on property located at
612 N. 3rd, legal description being Lot 2, Block 45, Original Town.
Motion was made by Allen Sweeney to grant Variance Request on property located
at 612 N. 3rd, Block 45, Original Town. Seconded by Francile Sullivan.
Motion Carried unanimously.

1. Chairperson Fred Yeatts Called Meeting to Order.
2. Conduct Public Hearing to Consider a Variance Request on property located at 903
Austin, legal description being Abstract 1241A Tract 196, Acres 0.23 to erect a free-
standing carport.
Chairperson Fred Yeatts declared Public Hearing opened.
Mary Hendricks addressed the Board and advised that the reason for the request
was for her mother Mrs. Vaughn. She indicated that during the bad weather it is
difficult to take her to the doctor and protect her from the weather conditions as
Mrs. Vaughn is on a walker.
The carport is free-standing.
Discussed.
Chairperson Fred Yeatts declared Public Hearing Closed.
3. Consider and Possible Action Regarding a Variance Request on property located at
903 Austin, legal description being Abstract 1241A Tract 196, Acres 0.23 to erect a
free-standing carport.
Motion was made by Allen Sweeney that the request on property at 903 Austin be
approved with the stipulation that the carport is at least S feet from the curb which
is the standard requirement. Seconded by Ben Weatherall.
Motion Carried.
Unanimous vote.

City Administrator John Hamilton addressed this issue
Ronny Beard is requesting a Set -Back Variance on his
of FM 455 between 3rd Street and 2nd Street in order
boat storage facility. The area is Zone I-1 and the boat
is an approved use.
Staff recommends approval.

Ben and Ann Weatherall submitted pictures which I have
made copies. The first page shows a picture of their house
from the front, and one from the side. Their front porch
will not extend out beyond the house shown next door (see
side view).
The second page shows three homes in their neighborhood
with the style of porch they are requesting.

We wish to request a variance in order to add a front
porch: to our home at 208 Walnut, Hampton Addition,

Block12, (S 100' of W 61').'The variance request is It
modify the 25' setback to a 15' setback. The new setback
distance would be greater than 'the :distance'from Walnut '.
Street to either the house to the North or South of ours.
The porch would be an open porch with a gabled roof in
a style appropriate to the neighborhood. Copies of the
Contractor's sketch and copy of the Central Appraisal +I III
District's plat map are enclosed.
