NOTE: Prior to the meeting, Boardmember Betty Jenkins informed staff
that she was a property owner and would be abstaining on this variance
request.
1. Chairperson Fred Yeatts called the meeting to order.
2. Minutes: Ben Weatherall made the motion to approve minutes of
November 19, 1992. Seconded by Betty Jenkins. Motion carried.
3. Conduct Public Hearing to Consider Variance Request for W. B. Shirley,
Block 1, Lot 1, Corner of 2nd and Wood Streets {200 Wood Street}
Chairperson Yeatts declared the Public Hearing open.
Jack Armstrong was in attendance at the meeting on behalf of
this variance request.
It was noted fifteen {15} letter were mailed to property owners;
six {�} had replied in favor of this request.
Na one spoke against this variance request.
Chairperson Yeatts declared the Public Hearing closed.
4. Consider and Possible Action Regarding Variance Request

City Administrator John Hamilton gave a brief explanation as to
Mr. Armstrong's request which is to divide one existing 80' X 90' lot
into two residential lots, one has an existing older frame residence
and the new lot will have a Wood Street address, measuring 75' X 80'.
City Administrator Hamilton noted the following summarizes, in a SF-3
zone, Mr. Armstrong is requesting*
a). A variance not on the lot minimum size of 6000 sq ft, but on
the minimum dimensions, 60' X 100' required, actual 75' X 80'.
b�. A backyard setback of 15 ft. instead of 25 ft
c). Construct a new brick residence with a minimum of 1000 A/C
sq. ft instead of the required 1200 A/C sq ft
d}. A single car garage instead of a double car garage.
City Administrator Hamilton stated staff recommends approval

SUBJECT: Variance Request -Hughes Addition, Black 4, Lot 3
(Corner of Bolivar Street and Acker Street)
Bret and David Stroope are leasing property awned by John Springer and
desire to build a 60 X 40 metal building to serve as a deer processing plant
In order to build the building, they are requesting one variance, on the west
side of the property, facing Acker Street, the Zoning Code requires in B-2
zones a 25 ft side yard setback when adjacent to a street The Stroopes' are
requesting a 20 ft side yard in order to meet the other setback
requirements of the ordinance.
The State of Texas owns the southeast corner of this tract and intends to
build a pedestrian walkway across I435.
After reviewing the Zoning Code, staff recommends approval of the request.

"B-2" BUSINES DI TRI .T - 2
General Purpose and Description: The "B-2" Business district is intended to provide a
zoning category similar to the "B4" District, except that additional uses are permitted which
are not generally carried on completely within a building or structure, and an expanded
range of service and repair uses is permitted.
19.1 Ise R gulatinns: A building or premise shall be used only for the following
purposes:
1. Any use permitted in the "B-1" Business District.
2. Building materials sales (no outside storage of lumber, materials or equipment).
3. Lithographic or print shop, retail only.
4. Newspaper or commercial printing.
5. Other uses as listed in Section 26 of this ordinance.
The following specific uses shall be permitted in a B-2 District, when granted in accordance
with Section 27:
1. Uses as listed in Section 26 of this ordinance.
19.2 Height Regularon�: No building shall exceed one hundred (100) feet in height,
except cooling towers, vent stacks or mechanical equipment rooms may project not more
than twelve (12) feet beyond maximum building height.
1. Size of Yard:
a. Front Yard: Minimum required setback shall be twenty (20) feet. Accessory
uses must be set back a minimum of sixty (60) feet.
b. Side Yard: Adjacent to astreet--twenty-five (25) feet; minimum required --ten
(10) feet.
c. Rear Yard: The minimum rear yard setback shall be twenty (20) feet for any
building or structure. When an alley is not required, a solid masonry or wood wall
of a minimum height of six (6) feet shall be constructed adjacent to the rear property
line to provide a barrier between the adjoining use.

City Administrator gave a brief explanation to this variance request.
City Administrator advised Board that staff recommends approval.
City Secretary reported that twenty one {21} letters were mailed and
eight {8} had been sent back approving this request.
Chairperson Yeatts declared the Public Hearing closed.
4. Consider and Possible Action Regarding Variance Request far
Hamptoxl Addition, Blk. 24, Lot 39A {316 Church Street}
Motion was made by Royce Fain to approve variance request for
Hampton Addition, Blk. 24, Lot 39A {316 Church Street}. Seconded
by Ben Weatherall. Motion carried.

City Administrator advised that as soon as we receive the new
updated zoning maps, they will be mailed to them.

Variance Request - 200 Wood Street
The lot in question on this request is in an area zoned SF-3, which would
require a minimum of 1200 sq. ft A/C space with a double car garage.
Mr. Armstrong's request is to divide one existing 8Q` X 19Q' lot into two
residential lots, with one, which has an existing, older frame residence
facing Second Street, measuring 80' X 115' and the new lot with a Wood
Street address, measuring 75' X 84'. The Wood Street lot will contain 6,000
sq. ft; however, the ordinance requires minimum dimensions of
64' X 144'. Mr. Armstrong further requests permission to construct a new
brick residence of not less than 1444 sq. ft. of A/C area, with a single car
garage and a backyard setback of 15 ft.
To summarize; in a SF-3 zone, Mr. Armstrong is requesting:.
1). A variance not on the lot minimum size of 6444 sq. ft, but on the
minimum dimensions, 64' X 144` required, actual
2}. A backyard setback of 15 ft. instead of 25 ft.
3}. Construct a new brick residence with a minimum of 14QQ A/C
sq. ft. instead of the required 12QQ A/C sq ft
4}. A single car garage instead of a double car garage.
This proposed residence is more than consistent with the existing
neighborhood and would add to our tax role as well as add a water, sewer
and electric customer. The average taxable value of residences within
204' ft is $39,708.

Dear Members:
I am requesting a variance so that I may plat a 75' X 80' (6000 sq. ft. )
lot off of the backside of Lot 1, Block 1, W.B. Shirley Addition located
at the corner of 2nd and Wood streets. The purpose is so that a single
family, three (3) bedroom, one and one-half (14) bath, single car garage
dwelling may be built. This would allow 8' setback on each side and a
front set -back of 25' with a back set -back of 151. The home directly
east of this property has an approximately 15 foot setback in the back.
Also, all of the homes in the immediate area to the east, north and west
have single car garages, or no garages.
I would appreciate your careful consideration of this request as this would
provide for a home to be built on what is now a vacant lot and would produce
additional tax base for the City as well as additional housing for our
citizens.
