AN ORDINANCE ANNEXING A TRACT OF LAND CONTIGUOUS AND ADJACENT
TO THE CITY OF SANGER, TEXAS: ALL THAT CERTAIN 3.739 ACRE
TRACT OR PARCEL OF LAND SITUATED IN THE HENRY TIERWESTER SURVEY,
ABSTRACT NO. 1241, DENTON COUNTY, TEXAS AND BEING PART OF A
TRACT DESCRIBED IN A DEED TO ALFRED C. BURK, RECORDED IN VOLUDE
620, PAGE 688 OF THE DEED RECORDS OF DENTON COUNTY, TEXAS AND
BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS; FOR CRAIG SNIDER,
CLASSIFYING THE SAME AS AGRICULTURE, AND DECLARING AN EFFECTIVE
DATE.
WHEREAS, the request for annexation was introduced at a
regular meeting of the City Council of the City of Sanger,
Texas, on the petition of the City of Sanger, Texas; and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on the 6th day of April, 1987, in the
Council Chambers for all interested persons to state their
views and present evidence bearing upon the annexation
provided by this ordinance; and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on the 20th day of April, 1987, in the
Council Chambers for all interested persons to state their
views and present evidence bearing upon the annexation
provided by this ordinance,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF SANGER, TEXAS,
HEREBY ORDAINS:
SECTION I.
That the hereinafter described tract of land be, and
the same is hereby annexed to the City of Sanger, Texas, and
the same is made hereby a part of said City and the land
and the present and future inhabitants thereof shall be
entitled to all the rights and inhabitants thereof shall be
entitled to all the rights and privileges of other citizens
of said City and shall be bound by the acts and ordinances
of said City now in effect or which may hereafter be enacted
and the property situated therein shall be subject to and
shall bear its prorata part of the taxes lev -ed by the City.
The tract of land hereby annexed is described as follows,
to -wit:
BEGINNING at a 1/2 inch iron rod found at the Southeast corner
of Double Twins Addition Phase 1, said corner being South
00 deg. 44 min. 26 sec. East 462.00 feet from the Northeast corner
of said Burk tract, corner also being in Keaton Road;
THENCE: South 00 deg. 44 min. 26 sec. East, with the East line
of said Burk tract and with said Keaton Road, a distance of 350.00
feet to a 1/2 inch rod set for corner;
THENCE: South 89 deg. 04 min. 03 sec. West, a distance of 465.40
feet to a 1/2 inch iron rod set for corner;
THENCE: North 00 deg. 44 min. 26 sec. West, a distance of 350.00
feet to a 1/2 inch rod set on the South line of said Double Twins
Addition Phase l;

THENCE: North 89 deg. 04 in. 03 sec. East, with said South
Line of said Addition, a distance of 465.40 feet to the POINT
OF BEGINNING and containing 3.739 acres of land.
SECTION II.
The above described property is hereby classified as
Agriculture, and shall so appear on the officials zoning
map of the City of Sanger, Texas, which map is hereby
amended accordingly.

Se[ng all that certain lot, tract or parcel of land situated In the Henry
Tierwester Survey, Abstract No. 1241, Denton County, Texas and being part
of a tractdescribed In a deed to Alfred C. Burk, recorded In Volume 626,
Page 688 of the Deed Records of Denton County, Texas and being more
particularly described as follows;
BEGINNING at a 1/2 Inch Iron rod found at the Southeast corner of Double
Twins Addition Phase I, said corner being South 00 deg. 44 min. 26 sec East
462.00 feet from the Northeast. corner of said Burk tract, corner also being
in Keaton'Road;
THENCE: South 00 deg. 49 min. 26 sec. East, with the East line of said Durk
tract and with said Keaton rod set for corner; Road, a distance of 350.00 feet to a 1/2 inch
THENCE: South 89 deg,. 04 min. 03 sec. West, a distance of 465.90 feet to a
1/2 inch iron rod set for corner;
THENCE: North 00 deg. 44 min. 26 sec. West, a distance of 350#00 feet to a
1/2 Inch rod set on the South line of said Double Twins Addition Phase 1;
THENCE: North 89 deg. 04 min. 03 sec. East, with said South line of said
Addition, a distance of 465.40 +feet to the POINT OF BEGINNING and
containing 3.739 acres of land, .
I hereby certify that on the 9th day of march, 1987, this survey was made
on the ground as per f[eld notes shown on this survey and is true, correct
and accurate as to the boundaries and areas of the subject property and the
size, location and type of buildings and improvements thereon, if any, and
as to the other matters shown hereon, and correctly shows the location of
all visible easements and rights of way and of all rights of way,
easements, and any other matters of record, or of which I have knowledge or
have been advised, whether or not of record, affecting the subject
property.
Except as shown on the survey, there are no encroachments upon the subject
property by improvements on adjacent property, there are no encroachments
on adjacent property, streets, or alleys by any improvements on the subject
property and there are no conflicts or protrusions, except as shown.
