AN ORDINANCE ANNEXING A TRACT OF LAND CONTIGUOUS AND ADJACENT TO
THE CITY OF SANGER, TEXAS; BEING ALL THAT CERTAIN TRACT OR PARCEL
OF LAND CONSISTING OF APPROXIMATELY 3 ACRES__OF._LAND 7 YANG---
AND BEING SITUATED IN THE REUBEN BEBEE SURVEY, ABSTRACT 29,DENTONAL
COUNTY, TEXAS, CLASSIFYING THE _SAME AS SINGLE FAMILY RESIDENTI
DISTRICT; AND DECLARING AN EFFECTIVE DATE.
WHEREAS, the request for annexation was introduced at a
regular meeting of the City Council of the City of Sanger, Texas,
on the petition of the City of Sanger, Texas; and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on the 4th day of November, 1985 in the Council
Chambers for all interested persons to state their views and present
evidence bearing upon the annexation provided by this ordinance; and
WHEREAS, an opportunity was afforded, at a public hearing held
for that purpose on the 18th day of November, 1985 in the Council
Chambers for all interested persons to state their views and present
evidence bearing upon the annexation provided by this ordinance; and
WHEREAS, this ordinance has been published in full at least
one time in the official newspaper of the City of Sanger, Texas,
prior to its effective date, and after the public hearings;
NOW, THEREFORE, THE COUNCIL OF THE CITY OF BANGER, TEXAS,
HEREBY ORDAINS:
SECTION I .
That the hereinafter described tract of land be, and the same
is hereby annexed to the City of Sanger, Texas, and the same is made
hereby a part of said City and the land and the present and future
inhabitants thereof shall be entitled to all the rights and privi-
leges of other citizens of said City and shall be bound by the acts
and ordinances of said City now in effect or which may hereinafter
be enacted and the property situated therein shall be subject to and
shall bear its prorata part of the taxes levied by the City. The
tract of land hereby annexed is described as follows, to -wit:
All that certain tract or parcel of land situated in the REUBEN
BEBEE SURVEY, ABSTRACT 29, Denton County, Texas, and being part of
a certain 47.872 acre tract described in a deed from Don F. Kendall
and Robert Lyndon Todd, Jr., to Clear Creek Production Co., Inc.,
on November 1, 1977, recorded in Volume 872, Page 624, Deed Records
of Denton Coutny, Texas, and being more particularly described as
follows:
COMMENCING at a steel pin at a fence corner at the Southwest corner
of said 47.872 acre tract on the East right-of-way of Interstate
Highway 35-EI

THENCE -North l degree 06 46 West with the East right-of-way of
Interstate Highway 35-E and the West line of said tract 210.0
feet to a steel pin at the place of beginning;
THENCE North 1 degreeWest with said fence and said right-
of-way on the West 'boundary line of said tract 210.0 feet to a
steel pin;
THENCE North 88 degrees 41' East 622.29 feet to a steel pin;
THENCE South 1 degree 06' 46" East 210.0 feet to a steel pin;
THENCE South 88 degrees 41` West 622.29 feet to the PLACE OF
BEGINNING, containing in all 3.000 acres of land, more or less,
and being a portion of the property conveyed by Warranty Deed
dated August 30, 1979, from John Porter to Eagle Farms, Inc.,
filed 8-30-79 under Clerk's File No. 26402 or Volume 972, Page 2,
Deed Records of Denton County, Texas.
SECTION II.
The above described property is hereby classified as Single
Family Residential District and shall so appear on the official
zoning map of the City of Sanger, Texas, which map is hereby
amended accordingly.
SECTION III.
This Ordinance shall be effective immediately upon its passage.
