AN ORDINANCE ANNEXING A TRACT OF LAND CONTIGUOUS AND ADJACENT
TO THE CITY OF BANGER, TEXAS; BEING TRACT N0. 1 BEING ALL THAT
CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATED IN THE HENRY TIER -
WESTER SURVEY, ABSTRACT N0. 1241 DENTON COUNTY, TEXAS AND BEING
LOT THREE, BLOCK A, OF THE INDIAN SPRINGS ESTATES AN ADDITION
TO THE COUNTY OF DENTON; AND TRACT N0. 2 BEING ALL THAT CERTAIN
LOT, TRACT OR PARCEL OF LAND SITUATED IN THE HENRY TIERWESTER
SURVEY, ABSTRACT N0. 1241 (FLOODPLAIN AREA DESIGNATED FOR PARK)
AND TRACT N0.3 BEING ALL THAT CERTAIN TRACT OR PARCEL OF LAND
SITUATED IN THE R. PRATHER SURVEY, ABSTRACT NUMBER 1024, AND
THE H. TIERWESTER SURVEY, ABSTRACT NUMBER 1241, DENTON COUNTY,
TEXAS, AND BEING PART OF A TRACT SHOWN BY DEED TO BENNIE
PARRENT; CLASSIFYING THE SAME AS SINGLE FAMILY RESIDENTIAL;
AND DECLARING AN EFFECTIVE DATE.
WHEREAS, the request for annexation was introduced at a regular
meeting of the City Council of the City of Sanger, Texas, on the
petition of Bennie Parrent; and
WHEREAS, an opportunity was afforded, at a public hearing held
for that purpose on the 16th day of June, 1986, in the Council
Chambers for all interested persons to state their views and
present evidence bearing upon the annexation provided by this
ordinance; and
WHEREAS, an opportunity was afforded, at a public hearing held
for that purpose on the 7th day of July, 1986, in the Council
Chambers for all interested persons to state their views and
present evidence bearing upon the annexation provided by this
ordinance; and
WHEREAS, this ordinance has been published in full at leas
one time in the official newspaper of the City of Sanger, Texas,
prior to its effective date, and after the public hearings;
NOW, THEREFORE, THE COUNCIL OF THE CITY OF BANGER, TEXAS, HEREBY
ORDAINS: `
SECTION I.
That the hereafter described tract of land be, and the same is
hereby annexed to the •City of Sanger, Texas, and the same is
made hereby a part of said City and the land and the present and
future inhabitants thereof shall be entitled to all the rights
and privileges df other citizens of said City and shall be bound
by the acts and ordinances of said City now in effect or which
may hereafter be enacted and the property situated therein shall
be subject to and shall bear its prorata part of the taxes levied
by the City. The tracts of land hereby annexed are described as
follows, to -wit:
TRACT N0. 1
Being a.11_ that certain 7_ot; tract or parcel of_ land situated in
the Henry Tierwester Survey, Abstract No. 1241 Denton -.County, Texas
and being Lot Three Block A of the Indian Springs Estates an Addi-
tion to the County of Denton, Recorded in Cabinet B, page 37, plat
records of said Denton County, Texas, and being part of Rising Star
Lane, and being more particularly described as follows;
BEGINNING at the Southeast corner of said lot three, said corner
being on the Northwest right-of-way of Risirvo Star Lane;

of said lot Three, a distance of 122.19 feet to a corner in a small
Branch;

the Henry Tierwester Survey, Abstract No. 1241 Denton County, Texas
and being Part of a tract to Bennie Parrent, et al, and being more

by deed to Bennie Parrent, et al, and recorded in Volume 893, page
347 of the Deed Records of said County and being more fully descri-
bed as follows:
Beginning at the northwest corner of the tract being described
herein; said corner also being the northwest corner of said Parrent
tract;
THENCE: South 89 degrees 13 minutes 04 seconds East, along the
north line of said Parrent tract, a distance of 2296.43 feet to
the northeast corner of the herein described tract;
THENCE: South 41 degrees 08 minutes 47 seconds West, a distance
of 342.53 feet to an angle point;
THENCE: North 70 degrees 28 minutes 38 seconds West, a distance
of 73.65 feet to an angle point;

of 836.92 feet to the southwest corner of the herein described
tract; said corner also being the southwest corner of said
Parrent tract;
THENCE: North 00 degrees 05 minutes 29 seconds West, along the
west line of said Parrent tract, a distance of 1230.12 feet to
the Point of Beginning and containing 43.498 acres of land.
SECTION II
The above described properties are hereby classified as Single
Family Residential District and shall so appear on the official
zoning map of the City of Sanger, Texas, which map is hereby
amended accordingly.
SECTION III
This ordinance shall be effective immediately upon its passage.

1986.
