84-2-Ordinance-Annexing land in the Henry Tierwester Survey 1241 along Duck Creek Road-05/07/1984VOL 1403 PAGE 398 25724 ORDINANCE NO 84-2 AN ORDINANCE ANNEXING TO THE CITY OF SANGER, TEXAS, A MUNICIPAL CORPORATION, CERTAIN LANDS SITUATED IN DENTON COUNTY, TEXAS, ADJACENT AND CONTIGUOUS TO THE CITY LIMITS OF SANGER, TEXAS, DESCRIBING SAID ANNEXED TERRITORY BY METES AND BOUNDS, AND PRESCRIBING THE EFFECTIVE DATE OF THIS ORDINANCE. WHEREAS, the hereinafter described territory lies within the extra -territorial jurisdiction of the City of Sanger, Texas, a municipal corporation, as provided by law, and said land, when annexed to the City of Sanger, Texas, taken together with all other land presently within the City Limits of Sanger, Texas, will not exceed authorized territorial limits of the said City of Sanger, Texas, as provided by law, and the City Council of the City of Sanger, Texas, has determined that such annexation is proper and in the best interests of the City of Sanger, Texas, and its inhabitants; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SANGER, TEXAS, THAT: SECTION 1. The hereinafter described territory, lying and being situated in Denton County, Texas, adjacent and contiguous to the incorporated Limits of the City of Sanger, Texas, described as follows, to -wit: All that certain tract or parcel of land situated in the Henry Tierwester Survey, Abstract 1241, Denton County, Texas, being a part of a (called) 90 acre tract described in a deed from S.F.Keeton to R. M. Cole et ux on August 11, 1956, recorded in Volume 412, Page 567, Deed Records of Denton County, and being more fully described as follows: COMMENCING at the Northwest corner of said 90 acre tract on the South right-of-way of Duck Creek Road at an old fence corner post; THENCE N. $9`15` 59" E. with the North boundary line of said 90 acre tract a distance of 200.0 feet to a steel pin at the place of beginning for this tract; THENCE N. 89015' 59" E. with the North Boundary line of said tract and the South right-of-way of Duck Creek Road a distance of 267.26 feet to a steel pin at the Northwest corner of a (called) 2 acre tract described in a deed from Aftina Cole et alto Larry D. Clark and recorded in Volume 718, Page 396, Deed Records of Denton County, Texas; THENCE S. 2054' 38" E. a distance of 383.57 feet to a steel pin at the Couthwest corner of said 2 acre tract; THENCE N. 89` 23' 42" E. a distance of 28.57 feet to a steel pin and fence corner at the Northwest corner of a (called) 5 acre tract described in a deed from R. M. Cole et ux to Howard 0. Mathison et ux on September 23, 1965, recorded in Volume 528, Page 586, Deed Records of Denton County; THENCE S. 1 • 08" W.with a fence a dist 3 •of 299.73 feet to a steel pin and fence corner at - • - • • IGINAL COPY THENCE S. 8945 39 W., with a fence and the North Boundary line of a tract described in a deed from R. M. Cole et ux to Olen Higgs and recorded in Volume 529, Page 669, Deed Records of Denton County, a distance of 297.78 feet to a steel pin at the Southeast corner of a (called) 1.57 acre tract described in a deed from Aftina Farrell Cole et al to Bill Watts et ux and recorded in Volume 709, Page 631, Deed Records of Denton County; THENCE North a distance of 300.27 feet to a steel in at the Northease corner of said 1.57 acre tract, THENCE N. 89 46` 40" E. with a fence a distance of 10.0 feet to a steel pin at the Southeast corner of a 0.808 acre tract described in a deed from R. M. Cole et ux to John Milton Forrest III and recorded in Volume 568, Page 524, Deed Records of Denton County; THENCE North a distance of 160.0 feet to a steel in at the Northease corner of said 0.808 acre tract; THENCE S. 8-9 46' 30'..` W. a distance of 20.0 feet to a steel pin at the Southeast corner of a (called) 1.01 acre tract described in a deed from R. M. Cole et ux to Joe Don Cole et ux as recorded in Volume 520, Page 678, Deed Records of Denton County; THENCE North with the East Boundary line of said 1.01 acre tract a distance of 220.0 feet to the place of beginning, and containing in all 4.4283 acres of land shall be and .the same is hereby annexed to the said City of Sanger, Texas, a municipal corporation, and said land and territory shall hereafter be and constitute a part of the said City of Sanger, Texas, and all present and future inhabitants of said annexed territory shall be subject to all ordinances of said City of Sanger, Texas, now in force or hereafter adopted, and shall have, hold, and possess, all rights, duties, and obligations held and possessed by all other in- habitants of said City of Sanger, Texas, and all taxable property is said annexed area shall bear its pro -rasa part of all taxes levied, assessed, and collected by said City of Sanger, Texas.
