1. Chairperson Fenoglio Called Meeting to Order.
2. Approve Minutes -February 10, 2000
Jack Richardson moved to approve minutes as presented.
Shelley Ruland seconded.
Motion carried unanimously.
3. Consider and Possible Action Regarding a Final Plat on Property Legally Described as
Ridgecrest North, Phase I-A, Lots 9, 10 and 11, Block A. Property is located in the ETJ
on Union Hill Road.
Kevin Murphy, the developer, addressed the board, be indicated he brought by some
revised plats with the corrections the City Engineer bad addressed.
Mr. Murphy indicated all items on the City Engineer's letter had been addressed. On
Item #9 of the letter there was a misinterpretation of the Ordinance, and Mark Hill agreed
it was okay. He addressed item #11, Mark Hill had expressed concerns regarding the
setbacks around the easement and if a house would fit on the lot, Mr. Murphy indicated
the house would sit on the from of the lot and there was enough room.
Mr. Murphy indicated the North property line was corrected, and the City Engineer
block had been added.
Discussed location of property.
Discussed why the lots were not platted previously, Mr. Murphy indicated they were not
sure what they were going to do with the lots originally.
Shelley Ruland indicated the City Council has started requesting Preliminary Plats on
whole tracts of property, instead of pieces at a time.
Mr. Murphy indicated a Preliminary Plat is only good for so long, and the lots may not
be developed in time. He also indicated that Bolivar Water requires $1600.00 per lot once
a Plat is filed for ADA fees.
Discussion regarding Plat.
Joe Falls moved to accept the Final Plat as ·presented.
Ralph Cain seconded.
Motion carried unanimously.
