1. Chairperson Fenoglio Called the Meeting to Order.
2. Approve Minutes.
Motion was made by Roy Lemons to Approve Minutes. Seconded by Rick Carter.
Motion Carried unanimously.
3. Conduct Public Hearing to Consider ETJ Final Plat of N.L. Hobbs Addition, Lots 1 -
5, Block A, being part of the R. Bebee Survey, Abstract No. 29, 20.006 acres located on
FM455 and Marion Rd.
Chairperson Fenoglio Declared Public Hearing Opened.
No on spoke for or against.
4. Consider and Possible Action Regarding ETJ Final Plat of N.L. Hobbs Addition, Lots
1-5, Block A, being part of the R. Bebee Survey, Abstract No. 29, 20.006 acres located
on FM455 and Marion Rd.
Motion was made by Rick Carter to Approve ETJ Final Plat of N.L. Hobbs Addition,
Lots 1 -5, Block A, being part of the R. Bebee Survey, Abstract No. 29, 20.006 acres
located on FM455 and Marion Rd. Seconded by Richard Derryberry.
Motion Carried unanimously.
5. Review Planning and Zoning Ordinance.
Mr. Keesler proceeded to discuss some of the zoning in the Business Districts and the
1-1, 1-2 Industrial Flood Plain, and Planned Development.
Mr. Keesler informed the board that two weeks ago at the last Council meeting,
Council agreed that a B-1, B-2 & B-3 could be allowed in 1-1 and 1-2 zoning.

Mr. Keesler went over the uses in each zoning district. there was some indication by
City Administrator the need to evaluate the chart list on page 26 in regards to the uses
in each commercial zoning. Mr. Keesler indicated there have been times requests have
been made and based on our charts it does not always make sense where this type of
business use falls on our category chart. There are also times a business use can not
be found on the chart list.
Lengthy discussion followed on the B-1, B-2, B-3, 1-1 and 1-2 zoning uses.
Mr. Keesler advised there will be some recommendations for changes in the zoning sues
due to the problems we are having. Briefly discussed were the following Planned
Development zoning in Dr. Down's property on Rector Road. Presently it is used as
farm land.
Mr. Keesler also discussed historical zoning, which presently the city has not done any
request for this type use and flood plain zoning.
Mr. Keesler also discussed Specific Use Zoning.
Discussion continued.
