1. Mary Belle Sims Called Meeting to Order.
2. Approve Minutes -May 20, 1999
Shelley Ruland moved to approve minutes as presented.
Joe Falls seconded.
Motion Carried unanimously.
3. Conduct Public Hearing to Consider a Zoning Change Request from SF3 -to MFl on
property Legally Described as Abstract 1241, Tract 181 & 182 of the Tierwester Survey.
This Property is Located at 1001 Church. Purpose: Possibly a four unit town house.
Public Hearing open.
Dan Kress, 12108 Lakesbore Ct., indicated be was requesting for the property located at
1001 Church St. be changed from SF3 to MFl. He indicated they do not have plans as of
yet, but were looking at single story duplexes or three plexes similar to those in that area.
Mark Bulger, S04 S. 1ot11 St, spoke-in opposition of the request. He indicated be bas lived
in that area for eleven (11) yean and indicated the it would be better to build single family
homes in that area.
Joseph Wilson, 502 S. 10•, indicated be would prefer single family units in front of bis
house.
Sherry Lewis, 600 S. 10•, indicated she was representing Mr. and Mn. Garner, and they
were not looking forward to apartments going up in that area. She indicated it was not
in the best interest property wise.
Public Hearing closed.
4. Consider and Possible Action Regarding a Zoning Change Request From SF3 to MFl on
Property Legally Described as Abstract 1241, Tract 181 & 182 of the Tienvester Survey.
Property is Located at 1001 Church. Purpose: Possibly a four unit town house.
Polly Dwyer indicated she was concerned about the placement of Multi Family on that lot.
She indicated there were presently two homes on lot 80 and lot 179, if they change the
zoning to multi family these homes will be surrounded by multi family dwellings. She also
expressed concerns regarding parking if changed to multi family.
Discussed location of building on property.
Discussed range of rent.
Mary Belle Sims asked Dan Kress if they had plans to build in the near future.
Dan Kress indicated it would be six months to a year.
Discussed there would be off street parking.
Discussed service to the area.
Discussed the effect on property values.
Discussion regarding traffic, children, and existing units in that area.
Joe Falls indicated they needed to consider the zoning request, but satisfy the people in
that area, and make sure that construction will upgrade property values in that area.
Joe Falls moved to recommend that City Council not approve this request.
Polly Dwyer seconded.
Motion Carried unanimously.

Shelley Ruland asked if the City is currently looking at zoning in the City.
City Administrator indicated they are currently evaluating land use.
