1. The minutes of the previous meeting were approved as printed.
2. Mr. Earl Schafer requested a zoning change PetitionZ-72 to
change·an approximate 5 acre tract out of a 12.908 acre tract
in the Henry Tierwester Survey, AB .. 1241, Tract 62, to be
changed from R-1 (Single· Family) to .LB . (Local Bus.iness). -Mr.
Schafer spoke in favor of the change and pointed out he had
left a strip of land 100' deep along Keeton Road for residen-
tial lots.· He recognized the opposition fr.om residents on the
west side of Keeton Road and felt houses on this. strip would
act as a buffer·between the present residents and the local
business to be developed.on this tract. He stated projected
businesses would include mini-warehouses, recreational :vehicle
·sales and service and a.restaurant.
Mr. Schafer said he had several offers to sell the property
but it is his intent to keep it and develop.it. He stated
he plans to keep it mowed and will landscape,·it along the
drainage ditch.
Tommy Kincaid inquired.about the possibility of.putting up a
privacy fence along the west side of ·the tract being_ considered.
Mr. Schafer said he had considered a chainlink fence with ever-
green trees.
Bill Rice spoke against the request .and asked that ·the lots for
housing be made 145' deep rather than 100 feet to comply with
the depth of his lots on the north.
Frank Smith expressed concern regarding the width of the street
right-of-way.
Bob Roberts pointed out that Mr. Schafer had named several bus-
inesses he planned to locate on this tract and.stated "what-
ever else" he could bring in that would be appropriate. Mr.
Roberts asked the P. &Z. Commission to consider the "what-
ever else" saying once: this is changed we loose control if
what comes in.
