11/10/1987-PZ-Minutes-Regular( MINUTES: MEMBERS PRESENT: MEMBERS ABSENT: OTHERS PRESENT: Planning & Zoning Commission November 10, 1987 Chairperson Billye Hollingsworth, Ken Howard, Charles Kesseler, Fred Yeatts, Tommy Kincaid, and E~leen Brittian Russell Madden Stephen K. Shutt, Rose Shuffield 1. Chairperson Billye Hollingsworth called the meeting to order. 2. Minutes of September 22, 1987 were approved as written. 3. Consider and Possible Action on Preliminary Plat for J. w. Bucklew. Eileen Brittian made the motion that the plat be approved with the understanding that on Blk. A, Lot 28 no building permit can be issued until the said street is constructed by developer. Fred Yeatts seconded. Motion carried. Charles Kesseler abstained. 4. Consider and Possible Action on Planned Unit Development Industrial Park -Steve Belknap. Steve presented the site plan to P. & z. On the architectural guideline the street side of the buildings were tocontain 25% brick. P. & z. recommended 50% and 10% masonry on the two side exclusive of windows and door. ~ On the building also setbacks and heights, P. & z. recommended side and rear yard setbacks shall be a minimum of 15 ft. of which only 5 ft. may be used for A.C. or other utility attachment to the structure. Zero lot lines on the side property or lot line will be allowed provided that it involves one continuous structure such as compartmentalized offices or other suitable business uses. The above mentioned restrictions are to insure that there is adequate clearance for emergency vehicles. 2)Turn Lanes and Street Improvements The developer is to agree to construct a suitable roadway in front of the property on old 77 that will accommodate two full length 18 wheel vehicles both directions from the entrance. Said street improvement will be completed in such a manner as to accommodate existing and future drainage needs of the area. Motion was made by Tommy Kincaid to approve addendum to P. &. Z. November 10, 1987 Page 2 the site plan for Planned Unit Development Industrial Park with the above P. & z. recommendations. Ken Howard seconded. Motion carried.
