1. Chairperson Jenkins Called Meeting to Order.
2. Approve Minutes -January 24, 2002
Bobby Frizzell moved to approve the minutes. Mike James seconded. Motion carried
unanimously.
3. Conduct Public Hearing to Consider a Variance Request concerning setbacks on
property legally described as Sullivan North, Block 4, Lot 3. Property is located on
F.M. 455.
Public Hearing opened.
No Discussion.
Public Hearing closed.
4. Consider and Possible Action Regarding a Variance Request concerning setbacks on
property legally described as Sullivan North, Block 4, Lot 3. Property is located on
F.M. 455.
Jerry Jenkins indicated they need more information in their packets on these items.
The information they received is not sufficient for reviewing the request prior to the
meetings.
Discussion. Staff will put more information in the packets.
Nate Hight, Rt. I Box 270, Forestburg, TX, indicated he was the owner of the property.
A firm in Ft. Worth had contacted him and would like to put an Auto Parts store at
that location. The lot is 75' x 200', and he is requesting zero lot lines on the sides of the
property.
Discussion regarding how close he will build to 455.
Mr. Hight indicated as close as possible.
City Manager indicated the current setback is 20', but they are asking that people build
even further back if possible for future widening of 455.
Mike James asked where the parking area would be.
Mr. Hight indicated it would be on the East side of the property.
Discussion regarding parking.
Discussion concerning they type of building and the current setbacks from F .M. 455.
Bobby Frizzell expressed concerns regarding the Right-of-way width on 455.
Russell Madden asked how far back the carpet business was from F .M. 455.
Members looked at map to see where the buildings in that area were located.
Discussion continued regarding the request.
Mike James moved to grant a zero lot line variance on the West property line on
property legally described as Sullivan North, Block 4, Lot 3. Pete Morris seconded.
Motion carried unanimously.
Bobby Frizzell indicated in the future he would like more information in the packets
regarding the items to be discussed.
City Manger indicated staff would order signs to place on the property so that it will
be easy for them to find.
Jerry Jenkins requested that staff include the zoning of the property in question, and
the zoning of the surrounding property in the packets.
