The Planning and Zoning Commission of the City of Sanger,
Texas met Thursday evening, January 31, 1974 at 7:30 in
the Council Room of the Sanger City Hall to consider a
petition by Dr. Hyman Khan requesting that the zoning classi-
fication of the property described below be changed from the
classification as newly annexed territgry, as provided by the
Zoning Ordinance, in R-1, Single Family Dwelling District to
the Light Industrial (LI) District, with authorization for
railroad spurs, under the provisions of Section 20 of the
Zoning Ordinance of the City of Sanger, Texas. The said
property is located on Irterstate Highway 35 East Service Road,
and Old U.S. 77, and is more particularly described as follows:
73.54 acres of land, more or less, fully
described by metes and bounds in Exhibit
"A" HERETO ATTACHED;
The Planning and Zoning Commission further considered a
second petition of Hyman Kahn requesting that the zoning
classification of the property described below be changed
from the existing zoning to the Light Industrial (LI) Dis-
trict, with authorization for railroad spurs under the pro-
visions of Section 20 of the Zoning Ordinance mf the City
of Sanger, Texas. The said property is located on old U.S.
77 and F.M. 455, and is more particularly described as follows:
38.454 acres of land, described in five (5)
tracts in Exhibit "B" HERETO ATTACHED.
Tommy Chapman made a motion that the Commission recommend
that the City lCoundil accept Mr. Kahn's petitions. J.C.
Landers seconded the motion and it passed unanimously.
Present at the public hearing were Sammie Smith Bynum, Ronnie
Adkins, Doug Harrell, Jim Conley, Dr. Hyman Kahn, John Wilson,
Jim Attaya, Delbert Jones, Ann Kile, City Secretary Dave Marr,
and Zoning Board members Tommy Chapman, J.C. Landers, Alvin
Brown, Ella Hall, and new Board member Bruce Anthony.
The minutes were read and approved. The meeting was adjourned.

All that certain lot, tract or parcel of land. lying and being
situated in the County of Denton, State of Texas, and being out of
the Rueben Bebee Survey, Abstract No. 29, and described by metes and
bounds as follows. to -wit:
BEGINNING at a 1/2 inch steel rod on the East right-of-way line
of old Highway No. 77, an4rd rod maintaining the Northwest corner of
a 13.9 acre tract of land as conveyed by H. Williams et ux to E. F.
Lineham et ux by deed dated January 28, 1947, and recorded in Volume
333, page 52 of the Deed Records of Denton County, Texas;
THENCE in a northwesterly direction, with the East right-of-way
line of old Highway No. 77, the following calls and distances; North
50 deg. 12 min 02 sec. West, a distance of 305.05 feet to a R.O.W.
marker; North 44 deg. 59 min. 13 see.,West, a distance of 28.25 feet
to a R.O.W marker; North 36 deg. 55 min. 20 sec. West, a distance of
99.82 feet to a R.O.W. marker; North 29 deg. 31 min. 34 sec. West, a
distance of 93.83 feet to a R.O.W marker; North 24 deg. 08min. 02 sec.
West, a distance of 106.31 feet to a R.O.W. marker; North 12 deg. 07
min. 42 sec. West, a distance of 86.45 feet to a R.O.W. marker; North
07 deg. 43 min. 16 sec. West, a distance of 96J44 feet to a R.O.W.
marker; and North 04 deg. 10 min. 51 sec. West a distance of 50.67
feet to a R.O.W. marker on the East right-of-way line of Interstate
Highway No. 35 for corner;
THENCE in a Northerly direction, with the East right-of-way
line of Interstate Highway No. 35, the following calls and distances:
North 02 deg. 59 min. 52 sec. East. a distance of 206.20 feet to a
H.O.W. marker; North 00 deg. 43 min. 57 sec. East, a distance of
239.08 feet to a R.O.W. marker; and North 00 deg. 07 min. 57 sec.
West. a distance of 591.74 feet to a 1/2 inch steel rod set for corner;
THENCE North 89 deg. 28 min. 36 sec. East, with an old fence line,
a distance of 2134.35 feet to a 1/2 inch steel rod set for corner on
the West right-of-way line of the G.C. & S.F. R.R.;
THENCE South 05 deg. 10 min. 33 sec. East, with the West right-
of-way line of the G.C. & S.F. R.H., a distance of 1768.38 feet to a
1/2 inch steel rod set for corner;
THENCE North 89 deg. 59 min. 00 sec. West, a distance of 1867.43
feet to the place of beginning LESS AND SAVE AND EXCEPT that portion
of the above described land, now situated in the existing City Limits
of said City of Sanger, Denton County, Texas, leaving a net acreage

FIRST TRACT:
All that certain lot, tract, or parcel of land. lying and
being situated in the County of Denton. State of Texas, and being
cut of the Reuben Bebee Survey. Abstract No. 29, and described by
metes and bounds as follows:
BEGINNING at a 1/2 inch steel rod on the East right-of-way
line of Old Highway No. 77, said rod maintaining the Northwest
corner of a 13.9 acre tract of land as conveyed by H. Williams to
F. P. Linehan, at ux by deed dated January 28, 1947, and recorded
in Volume 333, page 52, of the Deed Records of Denton County,
Texas:
THENCE South 89 deg. 59 min. 00 sec. East a distance of 1867.43
feet to a 1/2 inch steel rod set for corner in the West right-of-way
line of the G.C.&S.F. R.R.;
THENCE North 05 deg. 10 min. 33 sec. ;lest with the West right-
of-way line of the G.C.& S.S. R.R., a distance of 270 feet, more
or less, to the point of intersection of the North City Limits
boundary line of the City of Sanger, (as such line existod on
Nov. 19, 1973, prior to any extension thereof) with the said West
RO`r," line of the G.C. & S.F. R.R.;
THENCE West with said North City Limits boundary line of said
City of Sanger, to the point of intersection of said line with the
East right-of-way line of old U.S. Highway No. 77;
THENCE in a Southeasterly direction with said East ROW line
of old U.S. Highway No. 77, to the point of beginning, containing

October 25, 1973, recorded in Vol. 688, page 471, Deed Records of

situated in the City of Sanger. Denton County, Texas, and being 0.687
of an acre of land out of the Reuben Bebee Survey, Abstract No. 29,
and being the same identical land described in and conveyed by deed

wife, Nary Palmer Martindale to Hyman Kahn. dated August 23, 1973,

FOURTH TRACT:
All that certain tract or parcel of land, lying and being
situated In the City of Sanger, Denton County, Texas, and being
11.51 acres of land out of the Reuben Bebee Survey. Abstract No. 29,
and being the same identical land described in and conveyed by
Warranty Deed from Christina Linehan, a widow, to Hyman Kahn, dated
April 25, 1973, recorded in Vol. 672, page 356, of the Deed Records
of Denton County. Texas;
FIFTH TRACT:
All that certain tract or parcel of land, lying and being
situated in the City of Sanger, Denton County, Texas, and being 12.42
acres of land out of the Reuben Bebee Survey, Abstract No. 29, and
being the same identical land described in and conveyed by Warranty
Deed from W. F. Guyer and wife, Josephine Guyer, to Hyman Kahn, dated
April 9, 1973, recorded in Vol. 670, page 531, Deed Records of
Denton County. Texas.
