05/27/1986-PZ-Minutes-RegularMINUTES: Planning & Zoning Commission May 27, 1986 MEMBERS PRESENT: Chairperson Billye Hollingsworth, Fred Yeatts, Joe Waide, Georgia Royal, and Tommy Kincaid MEMBERS ABSENT: Eileen Brittian and Bill Enlow OTHERS PRESENT: Steve Shutt, Mary Jo Stover, Richard Brown, Kenneth Howard, Joann Holson, and Bud Hauptman 1. Chairperson Billye Hollingsworth called the meeting to order. 2. The minutes of the May 13, 1986 meeting were approved as printed. 3. Commissioners considered the preliminary subdivision plat of Choctaw Ridge Phase III for Don Holson. The following two variances were stated on the preliminary .plat. (1) From 60.0' to 43.11' on front of Lot 17, Block 2; (2) From 300.0' to 60.0' radius on the centerline of curve. Richard Brown, Building Inspector, requested the width on all dedicated ease- ments be shown on the plat and further requested that the city be given a copy of the water line plans and their location. Discussion. Motion was made by Tommy Kincaid to approve the preliminary plat of Choctaw Ridge Estates Phase III with the stated variances as shown on the preliminary plat and that the width of all dedicated easements be shown. Georgia Royal gave the second. Voted unan. 4. The commissioners gave consideration to the preliminary sub- division plat of Snider Estates North. Mr. Bud Hauptman stated since the submission of the plat that he had been advised that his firm had overlooked the naming of the streets. Corrected plats were given to commissioners designating street names. He also stated that the plat would be done in two phases. Hauptman described the location of the property. Discussion. The city manager stated he had a lot of problems with the plat. The plat needed to show the connection of Benjoy Drive into the Snider Addition. He pointed out other discrepancies such as no utility or drainage easements, no setbacks for widening of Keeton Road, 11 lots are under one acre in size, the plat states all are a minimum of 1 acre, the proposed use of the land is not designated, square corners on all lots, low water crossing needed across creek to Casie Street. Discussion. Shutt stated that the plat needed a lot of work done on it at the administrative level before it was presented to the Board. Street construction was discussed as well as plans for annexation, curb and guttering, etc. The city manager recommended the plat be turned down for further presentation stating that staff could not make an intelligent recommendation until a lot of things have been worked out. With no other business to come before the commissioners, Joe Waide made the motion to adjourn. Fred Yeatts gave the second. Voted unan.
