PRESENT: Chairman Jack Armstrong, Georgia Royal, Billye
Hollingsworth, Willard Bounds, Jim Frazier, and
Bill Enlow.
ABSENT: Tommy Kincaid
OTHERS PRESENT: Lloyd Henderson, Mary Jo Stover, Prentice
Preston, Mel Whirley, Gary Hammett, and
Jim Neale.
1. The minutes of the January 10, 1984 meeting were approved
as printed.
2. Mr. Mel Whirley with Texas Indeco presented a subdivision
plat on Lot 1, Blk. 1 of the Chisum Trails Addition.
Property was purchased from Mrs. R. M. Cole and Texas
Indeco is proposing to develop only the back half of the
property. Proposed use of the property is a 40 unit
apartment complex,4.,> It will consist of five buildings with .
eight units in each. No thru street but a private drive
for the complex is proposed.
Motion was made by Georgia Royal to approve the single lot
subdivision Lot 1, Blk. 1, Chisum Trails Addition. Willard
Bounds gave the second. Voted unan.
3. Mr. Prentice Preston with Wilson Land presented the single
lot subdivision, Lot 1, Hyman Kahn Industrial Development.
This proposed subdivision is at the north end of town and
consist of 2 acres. Proposed use of the property is for a
40 unit motel. Mr. Preston stated that they were negotiating
for a restaurant to be located in the same area. The motel
will be an L-shape running along the north and east lines
of the plat.City Manager, Lloyd Henderson, advised
commissionersthat the Highway Department has plans to put
an exit at the proposed site,, Discussion.
Motion was made by Jim Frazier to approve the single lot
subdivision Lot 1, of the Hyman Kahn Industrial Development.
Billye Hollingsworth gave the second. Voted unan.

Mr. Jim Neale came before commissioners to request a 15'
back lot variance and a 4' side lot variance on Lot 3,
Block 1 of the Krueger Addition. An 8-unit apartment
complex is being proposed for this property. Neale was
interested in more parking for the front than back yard,
stating "most apartment renters were not interested in
caring for a back yard." Neham investments purchased this
property from Benny Parrent. The City of Sanger had
advised Parrent when he was in the process of developing
the property of the type of curbs and street work which
the cit 'would require. Neale stated he had the letter and would

adhere to what the city had instructed the previous owner.
Property is zoned local business.
Motion was made by Billye Hollingsworth to grant the 15'
variance in the back yard and a 4' side lot variance.
Willard Bounds gave the second. Voted unan.
5. Motion was made by Jim Frazier to approve the single lot
subdivision Replat of Lot 1, Block 2, of the W. B. Shirley
Addition for J. L. Horst. Georgia Royal gave the second.
Voted unan.
6. With no other business to come before commission, Chairman
Armstrong adjourned the meeting.
