1. The Minutes of the February 9, 1982 meeting were approved
as printed.
2. Jeff Heffelfinger with Thomas N. Brown and Associates Archi-
tects on behalf of the Sanger I. S. D. requested a variance
on the North side lot zoning requirements for the new middle
school. The zoning classification on this lot requires a
twenty five (251) setback on the side lot since it is a
corner lot. The architects drew the plans for the new middle
school in such a way that the building would extend approxi-
mately (16') into the right-of-way on Peach Street.
Mr. Heffelfinger stated when the property was surveyed one
year ago the firm had made an improper judgment on the set-
back. They did not figure on an 80 foot street right-of-way.
General discussion followed. Commissioners and those present
made an on -site inspection of the problems.
The City Manager advised P & Z members there were two options
to consider.
(1.) Leave it as it is.
(2.) Move back in for more room on the North side.
Heffelfinger stated that he could move back 3 to 5 feet and
still be o.k., but more than that would create a drainage
problem. (drainage between the new building and existing
gym). Lloyd ask if the area between the new facility and
gym would be paved. Heffelfinger did not know for sure.
He did state there would be a walkway going over- the
drainage area. Discussion.
Motion was made by Jim Frazier to grant the variance request
allowing the 1. S. D. to construct the new middle school on
the North school property line. John Springer gave the
second. Voting for were Armstrong, Frazier, Springer, and
Bounds. Hollingsworth and Enlow abstained. Motion carried 4-0.
