1. Chairperson Penoglio Called the Meeting to Order.
2 • Approve Minutes.
Motion was made to Approve Minutes by Mary Belle Sims. Seconded
by Richard Derryberry.
Motion Carried unanimously.
3. Conduct Public Hearing to Consider Preliminary and Pinal Replat
of property legally described as Pate Addition, Lots 1, 2, and
3, being 2.16 acres in the R. Bebee Survey Abstract No. 29
located on PM 455 between 10th and 8th Streets.
Chairperson Penoglio Declared Public Hearing Opened.
Larry Keesler spoke regarding Mr. Pate wanting to subdivide his
piece of property in order to sell a portion of it.
Mr. Pate also addressed the board stating the buyer plans to
tear down the quonset hut and take up the fence so that they can
put up a chicken restaurant.
Discussion regarding the zoning and the size of the facility.
Mr. Keesler advised they have no problem with the zoning or the
building.
No one spoke against.
Chairperson Penoglio Declared Public Hearing Closed.
4. Consider and Possible Action Regarding Preliminary and Pinal
Replat of property legally described as Pate Addition, Lots 1,
2, and 3, being 2.16 acres in the R. Bebee Survey Abstract No.
29 located on PM 455 between 10th and 8th Streets.
Motion was made by Rick Carter to Approve Preliminary and Pinal
Replat of property legally described as Pate Addition, Lots 1,
2, and 3, being 2.16 acres in the R. Bebee Survey Abstract No.
29 located on PM 455 between 10th and 8th Streets. Seconded by
Mary Belle Sims.

5. Conduct Public Hearing to Consider Preliminary and Pinal Replat
of property legally described as Abstract 1241A, Tracts 128 and
130, (now being Lot 1 & 2, Block A, Abstract 1241) being 2.218
acres located on I-35 east side by Maple and 10th Street.
Chairperson Fenoglio Declared Public Hearing Opened.
Larry Kees~er addressed the board regarding Ray Roberts Plaza
also wanting to replat in order to sell a portion of the
property. The property is zoned properly.
Mayor Coker spoke to the board advising that he had visited with
the property owner, and in his opinion, he felt that this would
be good for the city and hopes that they board would consider
it.
No one spoke against.
Chairperson Fenoglio Declared Public. Hearing Closed.
6. Consider and Possible Action Regarding Preliminary and Pinal
Replat of property legally described as Abstract 1241A, Tracts
128 and 130, (now being Lot 1 & 2, Block A, Abstract 1241) being
2.218 acres located on I-35 east side by Maple and 10th Street.
Motion was made by Richard Derryberry to Approve Preliminary and
Pinal Replat of property legally described as Abstract 1241A,
Tracts 128 and 130, (now being Lot 1 & 2, Block A, Abstract
1241) being 2.218 acres located on I-35 east side by Maple and
10th Street. Seconded by Rick Carter.
Motion Carried unanimously.
7. Conduct Public Hearing to Consider Zoning Request Change
(Specific Use Permit) on property legally described as Original
Town Sanger, Block 38.
Chairperson Fenoglio Declared Public Hearing Opened.
Larry Keesler advised the Church of Christ was seeking a
Specific Use Permit to either construct a new post office or a
Church building. He stated that the post office had selected
their property and this was not the site selected. The Church
plans to build a new church, and then possibly tear down the old
one when the need for additional parking arises.
No one spoke against.

8. Consider and Possible Action Regarding Zoning Request Change
(Specific Use Permit) on property legally described as Original

Motion was made by Rick Carter to Approve Zoning Request Change
(Specific Use Permit) on property legally described as Original
Town Sanger, Block 38. Seconded by Joe Palls.
Motion Carried unanimously.
9. Any Other Such Matters.
Mr. Keesler advised the board that he had resigned his position
from the City and wanted to let the P&Z members know that the
had enjoyed working with them.

1. Acting Chairperson Falls Called the Meeting to Order.
2. Approve Minutes.
Minutes were not available for approval.
3. Conduct Public Bearing to Consider a Zoning Change from SF-4 to
SF-4A on property legally described as Sullivan West Block 4
(bottom half). Said property is located on 8th Street.
Acting Chairperson Falls Opened the Public Bearing.
John Bickman, 507 N. 7th, had some questions regarding the
structure that Mr. Gene Hughes wanted to build. Be was
concerned whether or not this was going to be a rental, or if
Mr. Hughes was going to sell his house. Mr. Bickman further
stated that some of the structures in his surrounding
neighborhood were very dilapidated and in need of demolition.
Mr. Gene Hughes addressed Mr . Bickman' s concerns and assured him
that this property would be sold. Mr. Hughes continued to visit
with Mr. Bickman until all his questions and concerns were
answered.
No one spoke against.
Acting Chairperson Falls Closed the Public Bearing.
4. Consider and Possible Action Regarding Zoning Change from SF-4
to SF-4A on property legally described as Sullivan West Block 4
(bottom half). Said property is located on 8th Street.
Motion was made by Richard Derryberry to Approve zoning Change
from SF-4 to SF-4A on property legally described as Sullivan
West Block 4 (bottom half). Seconded by Rick Carter.

The City of Sanger's Board of Adjustment will hold a public hearing on Thursday,
March 12, 1998 at 7:00 p.m., 201 Bolivar, to consider a Variance Request on Rear
Property Setbacks for property legally described as 1.356 Acres out of the Reuben Bebee
Survey, Abstract No. 29, located on Spur 138 (Old Hwy 77), now known as Lot 1,
Block 1, Eagle Farms Addition. This same night, the Planning & Zoning Commission
will conduct a public hearing at 7:30 to consider approval of the Preliminary and Final
Replat on this piece of property. The P&Z's recommendation will be sent before the
City Council on_ Monday, March 16.
This request is being made on behalf of the new proposed Post Office that will be
constructed at this location.
Attached is a variance form and a zoning form for you to sign stating whether or not
you approve of this request. If for some reason you do not approve, or have any
questions regarding this request please plan to attend the public hearing on Thursday,
March 12 and/or Monday, March 16.
I am also enclosing a self-stamped envelope for your reply form. Thanks very much for
your immediate attention to this request.

There will be a meeting on THURSDAY, JANUARY 29. 1998 at 7:00 p.m. to consider
two preliminary and final replats in addition to a zoning request change (specific use
permit). One replat is requested by Keith Pate, and the other is requested by Ray Roberts
Plaza. The Church of Christ is asking for a zoning change (specific use permit) to
construct a church building or a post office on their vacant lot located on 5th Street.
The City Council will consider these items at their regular meeting scheduled for
February 2.
Realizing that the P&Z board has not met since last October, please let me know .
