1. Chairperson Fenoglio Called Meeting to Order.
2. Approve Minutes -September 17, 1998.
Motion was made by Woodrow Barton to approve minutes.
Seconded by Mary Belle Sims.
Motion Caried Unanimously.
3. Conduct Public Hearing to Consider a Zoning Request Change From SF3 to MFl on
Property Legally Described as the South ½ of the East ½ of Block 11, M.F. Hampton
Addition. Property is Located at 323 Denton St.
Chairperson Fenoglio declared Public Hearing open.
Ms. Harper indicated she would like to know what type of building would be put there.
City Secretary indicated it was her understanding they would be putting a town house on
the property.
Discussed Parking in that area.
Carroll McNeill, 701 Denton Dr, indicated several years ago the City of Sanger had been
re-zoned. He indicated he felt the area should remain single family, because the area
surrounding the property was single family.
Public Hearing Closed.
4. Consider and Possible Action Regarding a Zoning Request Change From SF3 to MFl
on Property Legally Described as the South ½ of the East ½ of Block 11, M.F.
Hampton Addition. Property is Located at 323 Denton St.
Woodrow Barton indicated he was not in favor of spot re-zoning in an are that is already
zoned.
Brief Discussion Concerning the Property in that area.
Joe Falls indicated every comment had been against the zoning Change.
Joe Falls moved to dissaprove the Zoning Change.
Seconded by Woodrow Barton.
Motion Carried Unanimously.
5. Any Other Such Matters.

I have received a letter from Hunter and Associates regarding this plat with some
comments and corrections that need to be made.
As for Item 1 O on their list, there are no public improvements to be made,
therefore there are no construction plans forthcoming.
As for item 11, this property has already been platted, and drainage goes to the
service road, as shown on the preliminary plat. This is a simple replat of one lot
into two, and there are no changes proposed in existing topography and no
changes proposed to the existing drainage, therefore, we are requesting that the
requirement for a drainage study be waved.

Dear Mr. Nash:
We have received your letter dated October 12, 1998 regarding item 17 of our review letter dated
October 7, 1998. In regards to the use of weirs vs. pipe for the drainage structure, our concern with
the weirs is the effect of weeds, debris, etc. that may collect in front of the weir. Due to the small
open area in the lower portion of the weir it could be easily blocked by this debris and lose its'
functionality. However, when you respond to items 14, 16, 18 and 19 this above mentioned concern
may be rectified.
Upon analysis of the proposed drainage plan, we will consider the use of the weirs ifit can be shown
that the debris will not adversely effect the operation of the drainage structure.

easement an the property. Brazos 1s an electric coq,any and has an
electrical easement. Also we have met sewral times with the down
stream owner. There is a JOO% no chance of obtaining any kind of
pennission for additional flows.
Note: I do not share your canc:em about the weir flow; i.e., Any build up in the bottom of the
weir would reduce the flow. furthermore, when 25 to 100-year floods wash through, there will not
be anythins in the bottom of'the weir. for your CC!llcems we are adding a 4•foot square pad behind
each weir.
