1. Chairperson Fenoglio Called Meeting to Order.
2. Approve Minutes - February 10, 2000
Jack Richardson moved to approve minutes as presented.
Shelley Ruland seconded.
Motion carried unanimously.
3. Consider and Possible Action Regarding a Final Plat on Property Legally Described as
Ridgecrest North, Phase I -A, Lots 9,10 and 11, Block A. Property is located in the ETJ
on Union Hill Road.
Kevin Murphy, the developer, addressed the board, he indicated he brought by some
revised plats with the corrections the City Engineer had addressed.
Mr. Murphy indicated all items on the City Engineer's letter had been addressed. On
Item #9 of the letter there was a misinterpretation of the Ordinance, and Mark Hill agreed
it was okay. He addressed item #11, Mark Hill had expressed concerns regarding the
setbacks around the easement and if a house would fit on the lot, Mr. Murphy indicated
the house would sit on the from of the lot and there was enough room.
Mr. Murphy indicated the North property line was corrected, and the City Engineer
block had been added.
Discussed location of property.
Discussed why the lots were not platted previously, Mr. Murphy indicated they were not
sure what they were going to do with the lots originally.
Shelley Ruland indicated the City Council has started requesting Preliminary Plats on
whole tracts of property, instead of pieces at a time.
Mr. Murphy indicated a Preliminary Plat is only good for so long, and the lots may not be
developed in time. He also indicated that Bolivar Water requires $1600.00 per lot once a
Plat is Fled for ADA fees.
Discussion regarding Plat.
Joe Falls moved to accept the Final Plat as presented.
Ralph Cain seconded.
Motion carried unanimously.

Dear Ms. Chavez:
We have received a copy of a Resubdivision Plat prepared by Summit Surveying, Ltd. dated April
3, 2000 of the above referenced development. Our comments are as follows:
1- All fees shall be paid in accordance with all City rules, ordinances and policies.
2. Additional comments may be received from Public Works, Code Enforcement and the Fire
Department.
3. The project is located on the I-33 service road south of F.M. 455.
4. The property is currently zoned B-2.
5. The subdivider's address should be shown on the Plat.
6. We are unclear as to why the 0.0009 sere access casement along the service road is by
separate instrument. It would be preferred that this easement be a part of this replat.
7. The water line easement within Lot 6R•1C and utility easement within Lot 6R-IB dead end
into Lot 6R-1A. What utilities are to be within these easements? A Utility Plan (water,
sewer, drainage, electric 8t fiwwhise) should be provided for review. Mite utilities, if any,
may require engineered plans. Additional easements may be required.

9. Copies of permits hors TxDOT for driveways and other improvements within the 1-35
Right -of -Way should be provided to the City prior to construction.
10. It is our understanding the construction plans for Lot 6R-1B have been provided to the City
for review.
