Dear Ms. Chavez:
We have received a copy of a Preliminary Plat dated May 29, 2000 and a Utility and Storm Drain
Plan dated May 29, 2000 prepared by Burke Engineering. Our comments are as follows:
1. All fees have been paid in accordance with all City rules, ordinances and policies as stated
in a letter from the City of Sanger dated August 23, 2000.
2. Additional comments may be received from Public Works, Code Enforcement and the Fire
Department.
3. The property has been annexed to the City and is located on the south side of FM 455 and
east of Metz Rd.
4. The Owner has applied for SF-3 and B2 zoning.
5. Setback lines for the side and rear yards should be shown on the Plat or a typical lot detail.
The side yards along Heritage West Drive should be a minimum 20, wide.
6. All street names should be verified with the City to prevent duplications.
7. Additional easements may be required for electrical service.
8. A typical road cross section should be provided.
9. No alleys are being provided.

10. An additional 30' R.O.W. should be dedicated in the Commercial Reserve area to allow for
future expansion of FM 455.
11. Temporary turnarounds (at the point of temporary termination) are to be provided on
Heritage West Drive until it is fully constructed.
12. We recommend that the water line along Heritage West Drive be a minimum 8" diameter
water line.
13. Fire hydrants should be located near the intersection of Heritage West Drive and FM 455 and
at the northwest corner of Lot 1, Block C.
14. The sanitary sewer lines on Highland Court, Alta Vista Circle and Piedmont Circle should
be located within the south ROW line out from under the pavement.
15. The outfall lines for drainage areas 2 & 3 have high velocities. Provisions will need to be
made to prevent erosion downstream.
16. Does there need to be additional storm sewer to intercept flow from Alta Vista Circle to
prevent flooding of Heritage West Drive?
