Joe Falls moved to approved the minutes. Shelley Ruland seconded. Motion carried
unanimously.
3. Conduct Public Hearing to Consider a Zoning Change from B2 (Business 2) to SF3
(Single Family 3) on property legally described as Tract 18 & Tract 19 in the M.R.
Burleson Survey, Abstract 71. Property is located at 214 & 216 Southside Drive.
Public Hearing Opened.
Steven Frank, 210 Southside, asked what was going to be built.
Owner indicated it would be one house built on the new lot.
Gerald Dokter, owns both lots, Don Hall is the builder, he is anticipating building a nice
home on the lot. When he purchased the property, he was told it was residential.
Public Hearing Closed.
4. Consider and Possible Action Regarding a Zoning Change from B2 (Business 2) to SFJ
(Single Family 3) on property legally described as Tract 18 & Tract 19 in the M.R.
Burleson Survey, Abstract 71. Property is located at 214 & 216 Southside Drive .•
Shelley Ruland, asked what the current zoning for the property is.
Staff indicated Single Family.
Joe Falls asked if there were any objections.
Staff indicated there were not.
Discussion.
Shelley Ruland Moved to change the zoning on property located at 214 and 216
Southside Drive from B2 to SFJ. Polly Dwyer seconded. Motion carried unanimously.
Chairpenon Fenoglio moved up Item #8.
8. Consider and Possible Action Regarding a Short Form Plat for the Burleson Addition,
Being Legally Described as Abstract 71, Tract 18 & 19. Property is Located at 214 &
216 Southside Drive.
Shelley Ruland asked what will happen with the water line that runs across the yard.
Discussion regarding the location of the water line.
Plat shows a 3/4" water line through the vacant line.
Discussion how to handle this.
City Manager indicated the water department will move the line if it is a live line.
Joe Falls moved to approve the Plat. Shelley Seconded. Motion Carried unanimously.
5. Consider and Possible Action Regarding a Preliminary Plat for the Roberts Addition,
Being 2.488 Acres in the H. Tierwester Survey, Abstract 1241. Property is Located on
Holt Road.
Discussion regarding the Plat.
Shelley moved to accept the Preliminary Plat for the Roberts Addition as presented.
Joe falls seconded. Motion carried unanimously.
6. Consider and Possible Action Regarding a Final Plat for the Roberts Addition, Being
2.488 Acres in the H. Tierwester Survey, Abstract 1241. Property is Located on Holt
Road.
Polly Dwyer moved to accept the Final Plat. Shelley Ruland seconded. Motion carried
unanimously.
7. Consider and Possible Action Regarding a Preliminary Plat for Serendipity Place,
Being Legally Described as Abstract 1241 H. Tierwester Survey, Tract 118. Property
is located on FM 455 and Keaton Rd.

We have received a copy of a Preliminary & Final Plat prepared by Alliance Area Surveying dated
November 17, 2000 for the above referenced development. Our comments are as foJJows:

AU fees shall be paid in accordance with all City rules, ordinances and policies.
Additional comments may be received from Public Works, Code Enforcement and the Fire
Department.
The property is located east of Huling Road within the ETJ of the City.
The Tract is Zoned R2 in accordance with the Lake Ray Roberts Land Use Ordinance.
The basic layout is the same as Phase II.
Water service shall be private well.
Sanitary sewer service shall be provided by onsite systems.
Access to the lots is by private easement. The Subdivision Ordinance requires all lots to face

Dear Mr. Smith:
As requested, we have reviewed a Preliminary Plat and Utility Plan prepared by Brian Burke, P.E.,
dated December 18, 2000, for the above referenced project. Our comments are as follows:
1. All fees shall be paid in accordance with all City rules, ordinances and policies. /
2. Additional comments may be received from Public Works, Code Enforcement and the Fire v'
Department.
3. The property is bounded by Keaton Rd. on the west, FM 455 on the north and Acker St. on ✓
the east.
4. The property is currently Zoned B-2. It is our understanding that the Owners are currently ✓
requesting a rezoning classification ofSF-4 for the residential portion of the project. Any
rezoning requires a public hearing.
5. There are 2 commercial tracts comprising a total of9.9 acres fronting FM 455 and Acker St.
These should be identified as "Tract _" fc}r tax purposes.

Variances have been requested for alleys and sidewalks.

7. It appears that the project will be completed as one phase. If more than one phase is
proposed, phase lines delimiting the various phases should be shown on the Plat.

8. An approximate 30' Right-of-Way dedication along FM 455 should be provided to allow for

9. An approximate 30' Right-of-Way dedication along Acker St. should be provided to allow -✓
for a total of30' from the centerline of the road for a future 60' Right-of-Way.
I 0. Curb sections should confonn to the attached drawing. "Laydown" or "Mountable" curbs
are not recommended due to potential parking problems beyond the back of curb.
11. The drainage calculations and map should include the entire development and reflect any
effect on adjacent properties. Detailed calculations will be required before final acceptance
of the Final Plat(s). It is our recommendation that the drainage culverts be designed for a
100 year flood, closed stonn sewer systems for a 10 year flood with emergency 100 year ..
flood overflow and closed stonn sewer systems at street low point or sag for a 25 year flood
with emergency 100 year flood overflow.
12. Proposed water and sanitary sewer service should be shown for the commercial tracts also.
Minimum water line size for commercial tract service is 12" diameter with 8" diameter
internal loops.
