MINUTES: PLANNING AND ZONING COMMISSION JULY 17, 2003 PRESENT: Ken Perry, Polly Dwyer, Mike Lawler, Gail Goodner, Ralph Cain ABSENT: Shelley Ruland, Ginger Burt OTHERS PRESENT: City Manager Jack Smith, City Secretary/Assistant City Manager Rose Chavez. Robin and Mike Kimberlin 1. Co -Chair Ken Perry Called Meeting to Order. 2. Approve Minutes: June 12, 2003 Mike Lawler moved to approve the minutes as presented, Ralph Cain seconded. Motion carried unanimously. 3. Conduct Public Hearing to Consider a Replat on Sullivan West, Block 2 Lots 1R & 2R. Property is Located on the Corner of Peach and 711 Street. Public Hearing opened. Robin and Mike Kimberlin spoke in favor of the request. They indicated they would like to build a 1200 square foot home on the property. They would like to sell the larger existing home and move to a smaller home. Public Hearing closed. 4. Consider and Possible Action on Replat on Sullivan West, Block 2 Lots 1R & 2R. Property is Located on the Corner of Peach and 7* Street. Brief Discussion regarding variances on existing home. Polly Dwyer moved to approve the replat contingent upon variances being granted on the existing home as per requested by the City Engineer. Mike Lawler seconded. Motion Carried Unanimously. 5. Consider and Possible Action on a Final Plat for Redwing Heights, Phase V. Property is located in the E.T.J. off of F.M. 455 West. Discussed roads and drainage. Polly Dwyer moved to approve the Final Plat for Redwing Heights, Phase V. Gail Goodner seconded. Motion Carried Unanimously. 6. Meeting Adjourned. MARK T. OWENS, P.E. Box 1729 Sanger, Texas 76266 Re: Hampton Addition Replat of Lots 50R 1 and 50R 2, Block 25 Sanger, Texas Dear Mr. Smith: Per your request I have completed final review of the Replat as prepared and submitted by Alliance Area Surveying, Inc. for the project referenced above. The purpose of this plat is take an existing lot with two (2) houses on it subdivide it into two lots with one house on each lot. My comments are as follows: The lot sizes do not comply with the minimum 60' as required in the current zoning requirement for SF-8. However, since the houses are existing allowing this replat would bring property to a greater degree of conformance compared to two single family houses on one lot. The existing structures do not sit within all the required setbacks and a variance will be required from the setback requirements. I would recommend approval of the plat.
