Polly Dwyer moved to approve the minutes as presented. Ralph Cain seconded, Motion
carried unanimously.
3. Consider and Possible Action on a Preliminary Plat and Final Plat for GNB Addition,
being 1.29 Acres, in the Reuben Bebee Survey, Abstract 29, City of Sanger.
Polly Dwyer moved to approve the Preliminary Plat and Final Plat for GNB Addition,
being 1.29 Acres, in the Reuben Bebee Survey, Abstract 29, City of Sanger. Gail
Goodner seconded. Motion carried unanimously.

Re: Lakecrest Meadows and Ridgecrest North
Attached is the information on these plats. These two developments are side by side in the E.T.J.
off of F.M. 455 between Marion Road and Union Hill. The Engineer reviewed them together.
There are a few concerns regarding drainage issues. The engineer recommended approval of both
plats with the understanding that all drainage details will be addressed prior to submission of the
Final Plat.

Dear Mr. Murphy:
I have reviewed a Preliminary Plat and Drainage Plan for Lakecrest Meadow, Phase II -A, and
Ridgecrest North, Phase III as submitted. Comments are referenced by the Subdivision
Ordinance of the City of Sanger, Texas as adopted September 21, 1987, Zoning Ordinance
adopted August 3,1987, and Ordinance No. 05-06-01. My review comments are as follows:
• I have recommended that the city approve both the above mentioned Preliminary plats,
but noted on both of my letters that drainage issues will need to be addressed prior to
acceptance of the Final Plat. My drainage concerns are as follows:
o The entire Drainage Swale Detail is unclear. This will need to be explained by
your engineer.
o The Drainage Swale Detail states that lots 11-14 will have a 20' drainage
easement. The Preliminary Plat shows a 16' drainage easement across all lots.
o As discussed previously, the City will need to be provided with a letter from the
adjacent property owner to the West of Lakecrest Meadow regarding approval of
increased water flow from drainage Area 2 onto his property.
o The drainage situation at the end of Lakeview Place, between drainage boundaries
1 and 4 is unclear. What is happening with these flows?

Dear City of Sanger/Ms. Samantha, I am the owner of the property
located at tract A 1241 A Tierwester, Tract 325 on Railroad. I am in
favor of a zoning change because I have a buyer who is' -also
interested in a zoning change. My property has been listed for sale
well over a year with Century/21 and 1 haven't had anyone who
was interested in building a home on the property. My property
was zoned down some years ago without my knowledge, my
address on file never changed. I am requesting that the City of
Sanger, Texas act in good faith and reverse this change. Thanks!
