2. Approve Minutes - January 5, 2004
Ken Perry moved to approve the minutes as presented. Gail Goodner seconded.
Motion carried unanimously.
3. Consider and Possible Action on a Final Plat for Fallmeadows, Phase III. Property is
Located in the E.T.J.
City Manager indicated this is phase III of the project.
Discussed that drainage was not an issue.
Gail Goodner moved to accept the Final Plat for Fallmeadows, Phase HI. Ralph
Cain seconded. Motion carried unanimously.

Dear Mr. Smith:
Per your request I have reviewed the Final Plat and Construction Plans for Quail Run, Phase
Two as submitted by Dowdey, Anderson & Associates, Inc. Comments are referenced by the
Subdivision Ordinance of the City of Sanger, Texas as adopted September 21, 1987, Zoning
Ordinance adopted August 3, 1987, and Ordinance No. 05-06-01. My review comments are as
follows:
The Final Plat and Construction Plans comply with the City of Sanger Subdivision
Ordinance and Regulations, and Generally meet standard engineering practices. All of my
previous comments have been addresses. I recommend approval of the Final Plat.
This review does not relieve the Design Engineer of his responsibilities as the Engineer of
Record in accordance with the Texas Engineering Practices Act.

This letter is to address the comments in your letter to Mr. lack Smith dated November 6, 2003.

1. All existing easements are shown on the Final Plat
2. The Point of Beginning has been added to the Final Plat
3. The first two callouts from the legal description have been added to the Final Plat.
Plate No. 3
I. The note for station 6+I5 has been revised to identify the sheets on which the details mentioned
in the note are located.
2. Since all three phases have been graded to design grades, no transition is necessary.
3. Drainage from the high point on First Street (Sta 7+50) to the north will be conveyed by the
grade to drain shown on plates 18 and 19.

• How will drainage be provided at station 6+15.01 at the end of First Street? It appears

• In the drainage area data We for area "c", the comments section identifies 1-15' curb
inlet in the sag, Plate No. 11 identifies 2-10' standard inlets.

• For line "C", show HGL calculations, profile, and cross -sections of channel to final
discharge point.
• For line "A", how were the 100 year flows derived? Show how 100-year flows were
derived for all systems.
• For line "A", for the 36', 42' and 48' RCP pipes, the calculations show the 100-year flow
exceeds the capacity of the pipes. From the calculations it shows an excess flow of 21.6
cfs. How is this excess flow dealt with?

• The hydraulic grade line does not account for or show the curb inlet losses for laterals
