Discussion concerning the type of business and the category it needs to be in.
Ken Perry indicated he would recommend 1-1 (Industrial) for this business
classification because of its diversity.
Ms. Peterson indicated she would be having a lot of customers going in and out of her
business and was hoping she could get a better classification than Industrial. She does
not want to be put in an industrial area.

Mike James moved to recommend an 1-1 zoning classification for this business.
Motion was seconded by Gail Goodner. Motion carried unanimously.
14. Discussion Regarding Ordinances relating to Planning, Zoning, and Development.
Discussion on the maps that were requested from Samantha two months ago on
subdivision and city streets. This was needed to allow Planning and Zoning to prepare
a thoroughfare plan.
City Secretary indicated that Samantha's computer had crashed and she lost all of the
programs relating to her maps. She has tried to get a copy from a previous engineer;
however, was unsuccessful. Staff finally decided to purchase software at a cost of
around $ 5000.00. City Secretary advised she will get maps to the members as soon as
Samantha gets them printed.

RE: Lakeridge Estates
Dear Board:
Sanger Development, LP
1740 Westminster Street
Denton, TX 76205
940/566-0404
Sanger Development LP would like to request a variance on the approved PD for
Lakeridge Estates.
The variance would be for phases I, II, & m and would change the back yard setback on
all lots that have a depth of 105' and that are located in the interior of the subdivision, i.e.
not an exterior lot, from 20' to 15 '. This request is being sought due to one of Choice
Homes more popular house plans at Lakeridge Estates needs a building pad of65' deep
and on the 105' lots Choice can only build a 60' deep house.
This will apply specifically to the following lots:
Lots 1-22 Block C, Phase I
Lots 12-22 Block D, Phase I
Lots 3-5 Block E, Phase I
All lots with these criteria in future phases II and m.
Please feel free to contact me with any questions.
Sincerely, 1
12~f~u,
Project Manag[/

Preliminary and Final Plat

Dear Mr. Surlth:
Apr. 21 2005 02:48Pl'1 PS
Allison Engineering recommends approval of the Preliminary and Final Plat.
It appears that two lots are being combined into a single lot. The improvements are
existing and there is no intention to divide the property for further development This
does not mean that the owner may not expand the on site facilities in the future.
The right of way for ('.,owling Road appears to meet City requirements.
Water, sanitary sewer and drainage facilities are deemed to be adequate since they are
already serving an existing facility. Future public works improvements, if any, will be
addressed with the review of any building permit applications for improvements in the
future. ·
Current tax certificates must be provided to the City before the plat can be filed with the
County.
Allison Eniineering's review of submittals for land development projects is only
intended to establish a reasonable level of confidence that the developer is complying
with applicable rules and regulations. Our review is not intended to provide quality
control nor assure anyone that the development is fully compliant. The responsjbility for
compliance remains solely with the developer throughout the process; from zoning and
platting through construction and the warranty period. The developer is responsible for
correcting all deficiencies, regardless of the time they are discovered.
