Attached is the information regarding this request. A Plat is enclosed for your review. This is the
property located across the street from sonic. It is a part of a block on the tax roll and the plat is
basically to make it a legally subdivided lot.
The items on the engineers letter will be addressed prior tot he meeting. Some of them have already
been addressed.
The Board of Adjustments will be hearing two requests for variances on this lot, at 6:00 prior to the
Planning and Zoning Meeting on May 12, 2005.

Dear Mr. Smith:
Allison Engineering recommends denial of the Final Plat. Our recommendation is based
upon the following considerations:
• The property appears to actually be a replat of a portion of the Sullivan North
Addition. The title and presentation should be revised to reflect the replat. • As a replat a public hearing is required. • A copy of any variances, such as the zero side yard set back should be provided as
an exhibit to the plat (This way the P&Z and CC will know to accept the zero set
back shown on the plat and there will not be any inadvertent confusion.) • A separate exhibit should be provide to indicate the location of utilities, drainage,
paving and other items of public interest normally shown on a preliminary plat.
The site plans for the proposed building should be sufficient for this purpose. • Include the required signature block for the City Engineer.
Current tax certificates must be provided to the City before the plat can be filed with the
County.
Allison Engineering's review of submittals for land development projects is only
intended to establish a reasonable level of confidence that the developer is complying
with applicable rules and regulations. Our review is not intended to provide quality
control nor assure anyone that the development is fully compliant. The responsibility for
compliance remains solely with the developer throughout the process; from zoning and
platting through construction and the warranty period. The developer is responsible for
correcting all deficiencies, regardless of the time they are discovered.
