AN ORDINANCE OF THE CITY OF SANGER, TEXAS,
AMENDING THE COMPREHENSIVE ZONING ORDINANCE
OF THE CITY, ORDINANCE NUMBER 015-87, AMENDING
LOT AREA REQUIREMENTS FOR CERTAIN ZONING
DISTRICTS; PROVIDING FOR SEVERABILITY AND ANY
CONFLICTING PROVISIONS; PROVIDING A PENALTY
FOR VIOLATIONS; AND PROVIDING AN EFFECTIVE DATE
FOR THIS ORDINANCE.
WHEREAS, the City of Sanger, in compliance with the laws of the State of Texas
regarding the amendment of zoning ordinances, has given the requisite notices by
publication and have held due hearings and afforded a full and fair hearing to all property
owners generally and to all persons interested, and the City Council of the Sanger is of the
opinion and finds that the zoning ordinance should be amended;
NOW THEREFORE BE IT ORDAINED BY THE CITY OF SANGER:
Section 1. That the zoning ordinance of the City of Sanger, Texas, as amended, be, and
the same is hereby, amended by amending the following sections in accordance herewith:
a. Section 8, Subsection 8.3, 2.a., shall be amended to read:
"Lot Area: No lot shall have an area of less than thirty thousand (30,000)
square feet."
b. Section 9, Subsection 9.3, 2.a., shall be amended to read:
"Lot Area: No building shall be constructed on any lot of less than twelve
thousand (12,000) square feet."
c. That Section 10, Subsection 10.3, 2.a., shall be amended to read:
"Lot Area: No building shall be constructed on any lot of less than nine
thousand six hundred (9,600) square feet."
d. That Section 11, Subsection 11.3, 2.a., shall be amended to read:
"Lot Area: No building shall be constructed on any lot of less than six
thousand (6,000) square feet."

e. That Section 12, Subsection 12.3, 2.a., shall be amended to read: ORIGINAL Copy
"Lot Area: No building shall be constructed on any lot of less than six
thousand (6,000) square feet."
f. That Section 13, Subsection 13.3, 2.a., shall be amended to read:
"Lot Area: No building shall be constructed on any lot of less than six
thousand five hundred (6,500) square feet or three thousand two hundred
fifty (3,250) square feet per unit."
g. That Section 14, Subsection 14.3, 2.a., shall be amended to read:
"Lot Area: No building shall be constructed on any lot less than two
thousand eight hundred eighty (2,880) square feet, or equivalent thereof,
per dwelling unit, not to exceed ten (10) units per gross acre."
h. That Section 16, Subsection 16.3, 2.a., shall be amended to read:
"Lot Area: 5,500 square feet"
Section 2. That all ordinances of the City of Sanger in conflict with the
provisions of this ordinance be, and they are hereby, repealed and all other
ordinances of the City of Sanger no in conflict with the provisions of this ordinance
shall remain in full force and effect.
Section 3. That should any sentence, paragraph, subdivision, clause, phrase or
section of this ordinance be adjudged or held to be unconstitutional, illegal or
invalid, the same shall not affect the validity of this ordinance as a whole, or any
part or provision thereof other than the parts thereof decided to be invalid, illegal or
unconstitutional, and the same shall not affect the validity of the zoning ordinance
as a whole.
Section 4. That any person, firm, or corporation violating any of the provisions
of this ordinance or of the zoning ordinance, as amended hereby, shall be deemed
guilty of a misdemeanor and, upon conviction be subject to a fine not to exceed the
sum of Two Thousand Dollars ($2,000.00) for each offense, and each and every
day said violation is continued shall constitute a separate offense.
Section 5. That this ordinance shall take effect immediately from and after its
passage and the publication of the caption as the law in such cases provides.
