AN ORDINANCE AMENDING THE CITY OF SANGER, TEXAS
ZONING ORDINANCE TO AMEND SECTION 3.1 TO ADD A
NEW SINGLE FAMILY RESIDENTIAL ZONING DISTRICT
"SF4-A," THROUGH THE AMENDMENT OF SECTION 3.2
"DESCRIPTION AND PURPOSE OF ZONING DISTRICTS,"
THROUGH THE ADDITION OF SECTION 12.A REGARDING
THE NEW DISTRICT, AND THROUGH THE AMENDMENT OF
TABLES CONTAINED IN SECTION 26 REGARDING THE USE
OF LAND AND BUILDINGS; PROVIDING FOR THE
SEVERABILITY OF THIS ORDINANCE; PROVIDING FOR ANY
CONFLICTING PROVISIONS; PROVIDING FOR A PENALTY;
PROVIDING FOR PROPER NOTICE; AND PROVIDING AN
EFFECTIVE DATE FOR THIS ORDINANCE.
NOW BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
SANGER, TEXAS:
SECTION 1.
That the City of Sanger Zoning Ordinance, Ordinance No. 015-87 as adopted August 3,
1987 and as amended thereafter (hereinafter, "Zoning Ordinance"), is hereby amended
through the amendment of Section 3.1 to add in the list of zoning districts between District
SF-4 and District 2F the following:
SF-4A Single Family Residential - 4A
SECTION 2.
That Section 3.2 of the Zoning Ordinance is hereby amended through the amendment of
Section 3.2 to add between District SF-4 and District 2F the following:
"SF-4A" - Single Family Residential District: This district provides for a
minimum residential building site of 6,000 square feet. Density in this
district range from 3.5 to 4.5 units per gross acre and will allow for a
single car garage on each unit.
SECTION 3.
That Section 12.A be added to the Zoning Ordinance to read as follows:

General Pur,2ose and Descr' tion: This district is designed to accomodate single

family residential development of somewhat higher density than is most commonly
found in the city and to allow for single -car garages on such residential lots.
Densities in this district will range from 3.5 to 4.5 units per gross acre.
12.A.1 Permitted Uses: A building or premise in the "SF-4A" District shall be
used only for the following purposes:
1. Any use permitted in the "SF-4" District.
2. Other useslisted in Section 26 of this ordinance.
The following specific uses shall be permitted in the "SF-4A" District when granted
in accordance with Section 27:
1. Uses as listed in Section 26 of this ordinance.
12.A.2 Height Regulations: No building shall exceed 16 feet in height.
Accessory buildings shall not exceed 15 feet in height.
12.A.3 Area Regulations:
1. Size of Yards:
a. Front Yard: There shall be a front yard having a required depth of not
less than 25 feet as measured from the front building line. Where
lots have double frontage, running through one street to another, the
required front yard shall be provided on both streets. No parking shall be
allowed within the required front yard. A 6 0 foot setback is
required for all accessory uses.
b. Side Yard: There shall be a side yard on each of the lot having a width
of not less than 8 feet. A side yard adjacent to a side street
shall be not less than 20 feet. No side yard for allowable
nonresidential uses shall be less than 25 feet.
c. RearYard: There shall be a rear yard with a depth of not less than
feet. Minimum rear yard for accessory buildings shall not be less
than 10 feet.
2. Size of Lot:
a. Lot Area: No building shall be constructed on any lot of less than
6,000 square feet.
b. Lot Width: The width of the lot shall be not less than
feet at the front street building line.
c. Lot Depth

: The average depth of the lot shall be not less than
feet.
3. Minimum Dwelling Size: The minimumfloor loor area of any dwelling shall be
one thousand (1,000) square feet, exclusive of garages and porches and
breezeways.

4. Lot Coverage: In no case shall more than forty percent (40%) of the total lot
area be covered by the main building. No more than sixty percent (60%) of the
total lot may be covered by the main structure, accessory buildings, driveways
and parking.
12.A.4 Parking Regulations. A minimum of one (1) covered, enclosedd parking
spaces shall be provided per unit behind the front yard line. Off-street parking
spaces shall be provided in accordance with the requirements for specific uses set
forth in Section 28."
SECTION 4.
That there shall be an additional column, District SF-4A, added to the tables contained in
Section 26 of the Zoning Ordinance regarding the allowable uses in each district between
District SF-4 and District 2F. All uses allowed, prohibited, and permitted by specific use
permit in said District SF-4A shall be the same as those uses allowed, prohibited, and
permitted by specific use permit in District SF-4.
SECTION 5.
That if any section, subsection, paragraph, sentence, clause, phrase, or word in this
Ordinance, or application thereof to any person or circumstances, is held invalid by a court
of competent jurisdiction, such holding shall not affect the validity of the remaining
portions of the Ordinance, and the City Council of the City of Sanger hereby declares that it
would have passed such remaining portions of the Ordinance despite such invalidity.
SECTION 6.
That any and all Ordinances of the City of Sanger heretofore adopted which are in conflict
with this Ordinance are hereby expressly repealed insofar as the same are in conflict
therewith.
SECTION 7.
That any person, firm, corporation, agent or employee thereof who violates any of the
provisions of this ordinance shall be guilty of a misdemeanor and upon conviction thereof
shall be fined in accordance with the general penalty provision found in Section 1.105 of
the City of Sanger Code of Ordinances.
SECTION 8.
That this Ordinance is passed only after proper notice and public hearing as required by
state law with regard to the adoption or amendment of municipal zoning regulations.

That this Ordinance shall take effect from and after the 19 day of September
1994.
