The purpose of this plat is take an existing lot with two (2) houses on it subdivide it into two lots with one house on each lot. My comments are as follows. The lot sizes do not comply with the minimum 60' as required in the current zoning requirement for SF=8. However, since the houses are existing allowing this replat would bring property to a greater degree of conformance compared to two single family houses on one lot. The existing structures do not sit within all the required setbacks and a variance will be required from the setback requirements. I would recommend approval of the plat.
