1. Mayor Pro Tem Called Meeting to Order.
2. Consider and Possible Action Regarding a Preliminary/Final Plat for Sunset Lake
Estates, Phase II, Being 21.41 Acres in the Rueben Bebee Survey, Abstract 29.
Property is located off Huling Road, in the City of Sanger's E.T.J.
City Administrator indicated he spoke with Ms. Brodie who sent him the road
agreement that will be attached to the deed. The City engineer was concerned about
the upkeep of the road, the deed restrictions require them to keep up the road as
property owners. The road will never be deeded to the City, and will meet County
specifications.
City Administrator read some requirements the Council was considering adding to the
subdivision regulations.
1. Must be in the ETJ
2. Not more than six lots
3. No less than 3.5 acres
4. No less than 1800 square foot, site built homes
Discussion regarding the possible changes.
Councilman Ervin expressed concerns regarding the dust from the road.

Councilman Higgs moved to accept the request with the stipulations proposed.
Councilman McNeill seconded the motion. jo
Councilman McNeill indicated he would like the regulations changed from 26 to 30
feet on the cul-de-sac, ce to face.
