07-11-01-Ordinance-Rezoning of 292.95 acres located West side of Marion Road in the Reuben Bebee Survey-07/02/2001ORDINANCE 07-11-01 AN ORDINANCE PROVIDING FOR THE AMENDMENT TO THE CENTRAL ZONING MAP OF THE CITY OF SANGER, TEXAS, AND PROVIDING FOR A ZONING CHANGE AND A ZONING CLASSIFICATION FROM AGRICULTURE TO B-3, MF-2, I-1, AND SF7(f) SPECIFICALLY DESCRIBED HEREIN; AND PROVIDING FOR IMMEDIATE EFFECT, WHEREAS, a Request for Change in Zoning Classification was duly filed with the City of Sanger, Texas, concerning the hereinafter described property; WHEREAS, due notice of hearing was made in the time and manner prescribed by law and the Planning and Zoning Commission of the City of Sanger, Texas, duly covered and conducted a public hearing for the purpose of assessing a zoning classification change on the hereinafter described property located in the City of Sanger, Texas; and WHEREAS, and additional opportunity for all interested persons to be heard was provided by the City Council of the City of Sanger, Texas, at an open meeting, with proper notice posted; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SANGER, TEXAS, THAT: SECTION 1. The legal description of the property zoned herein is generally described as being a tract of land of approximately 292.95 acres located on the West side of Marion Road approximately 300 feet North of the intersection of Highway 455 and Marion Road being part of the Reuben Bebee Survey, Abstract No, 29, Denton County, Texas. A complete legal description is attached hereto as part of Exhibit "A". SECTION 2, The zoning classification on the hereinabove described property is hereby changed to the below specified zoning, further described in Exhibit `B" attached to this ordinance. Property amounts in each zoning category are as follows: Tract 1 - `B-3" Central Business District 23.5955 acres Tract 2 - "MF-2" Multi -Family 18.3797 acres Tract 3 - "MF-2" for assisted living 17.6728 acres Tract 4 - "I-1" Industrial 12.7798 acres Tract 5 - "SF-7(f)" Residential District 219.5189 acres SECTION 3. The property zoned as above shall have special conditions as set forth in Exhibit "A" hereto. Such conditions are hereby officially adopted, approved and ordered as a part of this development. SECTION 4, The zoning classification of this development will take effect immediately after the passage of this Ordinance by the City Council of the City of Sanger, Texas.
