3. General Work Session.
Tim Glenndenning addressed the board regarding the update of the process on
documentation on the future land use study.
He indicated that at the last meeting they had a general idea of the existing land use in
the city limits, but for this, they will include areas in the ETJ. They had to have the
ETJ mapped, and they needed to establish the existing city limit line so that the existing
land use could be identified. He showed area in the ETJ and the City Limits. The color
identifies the use of each property. The land use has been done and now they can move
on as rapidly as state law permits to complete the impact study. The maps are at the
City, and the board can look at them at ay time. He provided some of the elements of
the study including land use and population of the City. He went over the handout
which included information on the service area, historical population data, and other
census information.
Mr. Glenndenning showed maps of future land use and future thoroughfares.
Ken Perry asked if there was a proposal for widening McReynolds Rd.
Mark Owens indicated they are limited on ROW at this time; however, they are
requesting additional ROW from new developers, but they don't really have room to
widen it.
Discussed size of homes planned for the future.
Mark Owens showed drawing of where he thinks growth will occur within the next ten
years. He indicated they would do a five year capital improvement plan, then a ten
year capital improvement plan. He indicated they were looking at extending the sewer
area to grab all of those areas.
Discussed water and sewer ccn's.
Discussed population projections.
Discussed map showing future land use.
Discussed areas for thoroughfares.
Tim indicated another meeting would be called next month to finalize some of the data.
