AN ORDINANCE PROVIDING FOR THE AMENDMENT TO THE CENTRAL ZONING MAP
OF THE CITY OF SANGER, TEXAS, AND PROVIDING FOR A ZONING CHANGE AND A
ZONING CLASSIFICATION FROM B-2 TO I-1 SPECIFICALLY DESCRIBED HEREIN;
AND PROVIDING FOR IMMEDIATE EFFECT.
WHEREAS, a Request for Change in Zoning Classification was duly filed with the City
of Sanger, Texas, concerning the hereinafter described property;
WHEREAS, due notice of hearing was made in the time and manner prescribed by law
and the Planning and Zoning Commission of the City of Sanger, Texas, duly covered and
conducted a public hearing for the purpose of assessing a zoning classification change on the
hereinafter described property located in the City of Sanger, Texas; and
WHEREAS, an additional opportunity for all interested persons to be heard was provided
by the City Council of the City of Sanger, Texas, at an open meeting, with proper notice posted;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
SANGER, TEXAS, THAT:
SECTION 1.
The legal description of the property zoned herein is generally described as follows:
ALL THAT CERTAIN tract or parcel of land situated in the HENRY TIERWESTER
SURVEY, ABSTRACT 1241, Denton County, Texas, and being part of a called 21.358
acre tract from Gladys Nell Freese to R.M. Cole on the 22' day of October, 1965, and
recorded in Volume 529, Page 664 of the Deed of Records of said County and being more
fully described as follows:
COMMENCING at the Northwest corner of said 21.358 acre tract at the intersection of
Austin Street and Keaton Road;
THENCE S. 0° 03' 06" W. with Keaton Road a distance of 203.4 feet to the Point of
Beginning;
THENCE S. 89' 58' 00" E. a distance of 654.10 feet to a steel pin on the West right-of-
way of Interstate 35E;
THENCE S. 5 ° 13' 27" E. with the West right-of-way of said Highway a distance of
814.14 feet to a steel pin at a fence corner;
THENCE S. 890 40' 48" W. with a fence a distance of 728 .98 feet to a steel pin in
Keaton Road;
THENCE N. 0 ° 03' 06" E. with Keaton Road a distance of 815.21 feet to the Point of
Beginning, containing in all 12.908 acres of land.
SECTION 2.
The zoning classification on the hereinabove described property is hereby changed to "I-
1" Industrial - 1 Zoning.
SECTION 3.
The zoning classification of this development will take effect immediately after the
passage of this Ordinance by the City Council of the City of Sanger, Texas.
PASSED, ADOPTED AND APPROVED by the City Council of the City of Sanger,
Texas, on this 21 st day of October, 2002.
