it took them by surprise.

Addition, Being a Replat of Part of Block 4 of J.R. Sullivans West Addition Within the City of
Sanger, Being Approximately 0.298 Acres, and Generally Located SouthWest of the Intersection of
Pecan Street and North 7th Street.
A motion was made by Allen McAlister to Motion. The motion was seconed by Matt Fuller.
Commissioner McAllister makes a motion to approve with condition that all comments will be done
by 08/21/19.
Commissioner Fuller asked about the right of way
Tracey LaPiene stood to speak. He explains that he needs to look more at our code more
diligently. He said he didn't have enough time. He brings up the code of the road being brought up.
He said the state law says needs to be proportionate. He recommends approval.
Commissioner Fuller seconded the motion. Motion passes unanimously.
The motion Approve Passed with a 70 vote (Absent: Cunningham)
8.Kirkland Street Phase 2 Replat Public Hearing
Conduct a Public Hearing Regarding a Replat of Lots 1R1 and 1R2, Block B of Kirkland Street
Addition, Phase II, Being a Replat of Lot 1, Block B of Kirkland Street Addition, Phase II, Being
0.373 Acres and Generally Located NorthEast Corner of Kirkland Street and Railroad Avenue.
Muzaib speaks briefly. It was platted earlier. Applicant wants to divide the lot. Staff recommends
approval with all comments met by 08/21/19.

07 to Revise Side Yard Setbacks and Include a Minimum Dwelling Unit Size for Approximately
17.424 Acres of Ranger Creek Estates Phase 2 Planned Development, Generally Located South of
East Willow Street and Between South Jones Street and Eastridge Park Road.
Muzaib speaks briefly and staff recommends approval. Commissioner Surles asks about the
response letters.

There are already homes less than 2000 sq ft. Phase one is a nightmare and the next phase will be
just as bad. They have flood issues since the new development has started. She speaks about the
dangers of flooding. She has requested for the creek to be cleared out. She is not in a flood plain
but when it rains enough it comes in her yard.

Eastridge Park Road.
A motion was made by Phillip Surles to Motion. The motion was seconed by Matt Fuller.
Motion made to approve by Commissioner Surles.
Seconded by Commissioner Fuller. Motion passes unanimously.
